As we have pointed out over the last few weeks , America has a homelessness problem; over a million individuals and families are temporarily or chronically homeless. While the statistics don't fully address this aspect, there is at least anecdotal indication that some of these people are in shelters or on the street because their own home or one they were renting was foreclosed. There is also purely anecdotal information that a lot more homeowners are hanging on by their fingernails; savings and unemployment exhausted, legal remedies gone, as lenders churn through a backlog of pending foreclosures and subsequent evictions. In the absence of meaningful investor participation, "rate sheet influential" MBS coupons are taking their directional guidance from the movements of benchmark Treasuries…which are benefiting from a modest decline in stock futures at the moment. The August delivery Fannie Mae 4.0 MBS coupon is near week over week highs, currently +0-07 at 101-05. The secondary market current coupon is 1.7 basis points lower at 3.812%. Current coupon yield spreads are wider vs. the 10yr TSY note (+85.3bps) and wider vs. the 10yr IRS (+78.1bps). International customers accounted for about $66 billion or seven percent of residential real estate purchases in the U.S. during the calendar year ending March 31. These figures were released Wednesday by The National Association of Realtors® (NAR) in its 2010 Profile of International Home Buying Activity . NAR surveyed realtors and found that 28 percent of its members who responded have worked with at least one international client during that period. This is up from 23 percent who reported such associations in the 2009 survey. 18 percent of respondents indicated they had completed at least one sale with a foreign client, up from 12 percent a year ago. The S&P 500 has shed 8.1% of its value over two weeks but this morning the benchmark index is trading flat ahead of the nation’s monthly employment report. “The S&P 500 sagged to a nine-month low yesterday (dropping 0.3% to its lowest since October 2), and it is now down 15.6% since its recent mid-April high,” said economists at BMO Capital Markets. Two hours before the opening bell, Dow futures are up 11 points to 9,673 and S&P 500 futures are +3.00 at 1,024.75. The 2-year Treasury note yield is less than one basis point higher at 0.641% and the benchmark 10-year Treasury note is unchanged at 2.954%.
